aparthotel in Holborn for Citadines

Ascott Ltd. Group acquired an existing hotel in London’s Holborn, which required a complete renovation and implementation of a contemporary design, to conform to the current and future market standards of their Citadines brand.

As one of the world’s leading international lodging owners, Ascott Limited Group operates Citadines as one of its brands, which offers flexible services for a bespoke stay experience at an apartment, but with the convenience of a hotel.

Their Citadines Holborn premises required extensive refurbishment to be able to offer 3 types of furnished, spacious and comfortable flats: studios, deluxe studios and 1-bedroom apartments, all with air-conditioning, a bathroom and a fully-equipped kitchenette area.

rpa:group were appointed to deliver the scheme, with a value of £10.5 million, which comprises of 192 apartments spread over 6 floors, of which 152 are studios and 40 are one-bedroom apartments. There are also communal aeras that include reception, a restaurant, gym and business centre.

Our Project and Cost Management team undertook the development and monitoring of a master program for implementation, execution and completion, and included a substantial value engineering process, to ensure that the design elements met the upfront set budgets.

rpa:group’s Interior Architecture division worked alongside the client’s incumbent designers, to provide extensive coordinated information packages for tender and construction to support this process.

The resulting redesigned interiors mirror the common design philosophy across Citadines hotels worldwide, where local elements are fused with a modern aesthetic to create a sense of place, while maintaining a consistent brand feel. Incorporating local architectural inspiration.

Through precise supervision, effective communication, and technical expertise, rpa:group ensured the project met high-quality standards, delivering a successful transformation on time and within budget.
